What to look for in a custom home builder on the Sunshine Coast

Choosing a builder is one of the biggest decisions you'll make for your family. On the Sunshine Coast, where the market ranges from volume project builders to boutique operators, it isn't always obvious what to look for in a custom home builder, or what actually separates a good result from a stressful one.

At Mint Design Homes, we've built custom homes across Caloundra, Buderim, Noosa and the surrounding hinterland for long enough to know exactly where custom builds tend to go wrong. It's rarely the finishes. It's almost always about who's actually running the project, and how well they communicate while they do it.

Here's what to check, and what to ask, before you sign with any builder.

Start with who you'll actually be dealing with

A lot of builders sell you on a consultation with the owner, then hand you off to a project manager you've never met once the contract is signed. Ask directly: who will I be speaking to once construction starts, and how often?

At Mint, that person is Sam, from your first conversation through to the day we hand over your keys. You're not one of many names in a pipeline. Ben and Sam personally oversee every custom build we take on. That's a deliberate choice, not a marketing line, and it's why we only run six to seven concurrent projects at a time rather than taking on more than we can properly manage. You can read more about why Sunshine Coast homeowners are choosing a boutique, founder-led builder.

Ask how you'll know what's happening on site

Communication is the single biggest reason custom builds go bad. Usually it's not that something went wrong on site. It's that the homeowner didn't know it was happening until it became a problem.

We run weekly onsite meetings and keep a live online schedule running throughout your build, so you always know exactly where things stand without having to chase anyone for an update. If a builder can't clearly explain how they'll keep you informed, take note. We've written more on why poor communication is the biggest threat to a new home build.

Check whether they can manage a complex, custom brief

Plenty of builders are comfortable with a project home off a display village floor plan. Fewer are set up to manage a fully custom brief, a difficult site, or a knockdown rebuild with its own site and access challenges.

As part of our process, we connect every client with a designer, drafter or architect suited to their site and their vision. That way the finished home reflects what you actually asked for, not a compromise forced by a builder who wasn't equipped for the brief.

Look for proof, not just promises

Anyone can say they build to a high standard. What matters is whether there's a track record to back it up.

Our new build for the Black House project in Mooloolah Valley won the Master Builders Queensland Award for 2019 Sunshine Coast Individual Home, and between our two directors we bring 36 years of combined building experience to every project. We're QBCC licensed (QBCC 15030792), and we'd rather you heard from past clients directly than take our word for it. That's why we keep video testimonials from projects like Eden Drive and Moffat Beach on our site, alongside our completed projects.

Get clarity on pricing before you sign anything

Every custom build is priced individually, based on your site, your design and your specification. That means a good builder should walk you through a detailed, itemised quote in person before you commit to anything. If a builder is reluctant to sit down and go through the numbers with you line by line, that's worth noticing.

It also helps to understand the hidden costs in custom home builds before you start comparing quotes, so you're comparing like for like.

A quick checklist: what to look for in a custom home builder

Take these questions into every builder meeting:

  • Who will be my main point of contact once construction starts, and how often will we speak?
  • How many projects are you running at the same time?
  • How will I be kept updated on progress, and can I see the build schedule?
  • Have you built on sites or briefs similar to mine?
  • Can I see completed projects and hear from past clients?
  • Will you walk me through an itemised quote in person?
  • What aftercare do you provide after handover?
